Residential Inspection - Is a service that is encouraged to be completed with the prospective buyer either from the beginning or towards the end of the inspection. This allows for questions to be asked and concerns to be discussed during the inspection process. Inspections are a comprehensive inspection that look for defects and safety issues within a home. This service includes the use of thermal imaging equipment to inspect for water damage, breaker panel inspections, checking for other electrical hotspots. All residential inspections include a termite inspection unless otherwise agreed upon.
This inspection requires an agreement to be signed electronically between B3 Property Inspections LLC and the Client prior to an inspection being performed.

Pre-listing inspections are a great way for a seller to have an inspection performed and identify potential issues that may slow down or hinder the sell of the home. Pre-listing inspections are encouraged to be completed with the seller onsite to discuss findings and gain further understanding of what was discovered. This service includes the use of thermal imaging equipment to inspect for water damage, breaker panel inspections, checking for other electrical hotspots. This inspection also includes a termite inspection as well. Once the inspection is complete the seller will be provided with a sign for the front yard advertising that the home is “Move-in Certified”.

Walk-thru inspections are performed with the perspective buyer looking at a new home. This service is not a full residential inspection and will not provide a report when finished. This inspection is to walk thru a new potential home with the buyer to generally observe the overall condition of the home and look for any major defects or safety issues. Thermography equipment is not provided for this service.

So now, B3 Property Inspections LLC is happy to announce that we now offer comprehensive Mold Inspections and Testing that meets IAC2 (International Association of Certified Indoor Air Consultants) Standards of Practice.
Inspection and Testing involves a visual inspection of the home looking for the presence of moisture intrusion that can lead to mold growth. As well as actual presence of mold. While visually observing, we also conduct air sampling and physical sampling of identified mold. Samples are then sent off to a 3rd party laboratory to test and provide a report of the findings back to the client. This provides you with the comfort of knowing whether you have mold in your home. This will allow you to work with a mold remediation company to best remove and repair the home.
This service is separate from any other inspection. Can be added on to a Residential Home Inspection at a discounted rate.

What is a sewer scope inspection?
A sewer scope inspection provides an internal view of a home's sewer lines. A trained home or sewer inspector conducts the examination using a plumbing camera connected to a long, fiberglass cable inserted into the home’s sewer line. The camera's footage is transmitted to a screen, enabling the inspector to identify any obstructions or failures that may be present in the existing system.
A broken or damaged sewer system can cause a home to have:
